Home Buyers & Home Sellers
A Pre-Listing Home Inspection is as important to a Home Seller as a Pre-Purchase Home Inspection is to the Home Buyer, and perhaps even more.
Home Buyers
The Pre-Purchase Home Inspection is usually called for after a Home Buyer has an accepted offer to purchase on a home and is waiting for among other things – The home Inspector to come and Inspect the home.
Often a Home Buyer will immediately want to know if the Home PASSED the Inspection, but in actuality the Home Inspector only reports on the observed condition of the home's systems and components and with respect to reportable safety issues.
After the report is delivered, the Home Buyer can continue as they see fit with the knowledge and reassurances they obtained from the home Inspection report.
Home Sellers
Home Sellers have an even greater incentive for obtaining a Pre-Listing Home Inspection. Finding out what a Buyer’s Home Inspection will find offers a Golden Opportunity for the Home Seller to get things in order before selling the home, a benefit that can not be overlooked when negotiating price and terms and it is also a fantastic marketing advantage that will position the sellers Home ahead of others on the market that remain ‘Like a Pig in a Poke’ not really knowing what you have until after the Buyer’s Home Inspection has been performed. Not good at all!
